10  Country  Acres - For  Sale by Private Owners in Alva, Florida

For those of you who got here from the ad, without seeing our "10 Acres For Sale" sign on Hwy. 80, this beautiful piece of property is located 3 miles east of Alva (the red & white bullseye on the map  >>>>> ) in Lee County, in beautiful Southwest Florida.  

Ft. Myers is the county seat and largest city in Lee County, located about 16 miles to the west / southwest.  The western border of the property for sale is about 1/8 mile from the Hendry / Lee County line.  The northern property line is about ½ mile south of the scenic Caloosahatchee River. 

The Alva area is the place to be in Southwest Florida - check out some views of our quiet little town by clicking HERE.  Newly four-laned State Road 80 offers an easy, fast drive into Ft. Myers. Interstate 75 (exit #141, the northernmost Ft. Myers exit) is only 20 minutes to the west.  Big, new grocery and other stores are only a quick 10 minutes away in neighboring Lehigh Acres, or about 15 minutes west of us by Riverdale High School on State Road 80.  All the comforts of ‘the big city’ – malls, movies, Home Depot, Wal-Mart, etc. are just another 10 - 20 minutes away by going west on S. R. 80 / Palm Beach Blvd. and a few minutes south on I-75.  

The 10 acres for sale is just far enough off the highway to be quiet and peaceful.  The land is high and dry.  The rear (southerly) half is the highest ground in the whole region.  It’s covered in scrub oak and scattered slash pine - the exact kind of high, sandy ground favored for citrus trees.  The northerly quarter of the property is densely covered in live oaks, cabbage (sabal) palms and other shady hammock flora.

This is an ideal piece of land on which to build a country estate and live.  It's far enough away from the bustle of the coast to be peaceful and secluded, but an easy zip into Ft. This 2005 aerial photo below shows the region around Alva, Florida spanning about 4 miles west to east.  The Lee - Hendry County line  is the vertical pink line.  The horizontal red line in the middle is State Road 80, a.k.a. Palm Beach Blvd.  The wavy dark blue streak is the Caloosahatchee River (that runs between the Gulf of Mexico and Lake Okeechobee).  'Downtown' Alva is to the left of the picture where a road crosses the river (more-or-less in the white circle).  The  yellow rectangle  shows what was our former whole 20-acres.  In this photo, the left half of that (outlined in blue) is the 10 acres we've split off for sale.

You can see how the 10 acres for sale (and our 10 acres next to it) constitutes an 'island' of nature amidst the cleared agriculturalized tracts around us.

PHOTO  VIEW  'A' :   View of the partial clearing and adjacent woods on the southern half of the property.  The terrain is palmetto, scattered pines, and scrub oak.  The soil is sandy and well-drained; it never has standing water, even after a heavy rain.  Photo taken from point  A  on the close-up map above.

PHOTO  VIEW  'B' :   This is a view taken just behind the greenhouse looking north (point  B  on the close-up map above).  This is the dense palm and oak woods that Alva is famous for.  Even bigger, thicker 'bearded' oaks occur in numbers on the northernmost third of the property.  This is what it looks like uncleared.  We've simply never removed all the undergrowth as some neighbors have done.

Alva is the 'still countrified' place to live just outside the booming Ft. Myers - Cape Coral megalopolis.  As Southwest Florida expands, beautiful undisturbed rural land like this is being bought up and / or sub-divided like mad.  The whole area is going very upscale.  Now that Route 80 (Palm Beach Blvd.) is a beautiful, new 4-lane divided highway, a half-dozen new sprawling subdivisions of fancy, expensive homes are underway along S.R. 80 between us and I-75 that will soon have 1/4- to 1-acre lots in the price range of this whole 10-acre piece.  Wouldn't it be great to have a nice, natural piece of land big enough to have horses, fruit trees, not be close enough to your next-door neighbors to hear their stereo? This would be a GREAT place for a family with kids and pets that loves nature.

Property in the Alva area is an unusually safe investment.  Most of the land has already been snapped up by big developers; see some of the signs within a mile or so all around us by clicking HERE.  A huge 5200-acre development by the Bonita Bay Group is in the planning stages south of LaBelle (9 miles to the east); that will add another giant population center much further inland.  There have already been discussions for someday building a high-speed beltway around the growing Lee County metro area (which will surely pass near Alva), and also of a new bridge across the Caloosahatchee River near the Lee - Hendry County line to link highways 78 and 80.  When one or both is built, this property (and ours) will be situated in a very prime spot in the vicinity of the intersection with State Road 80 (Palm Beach Blvd.), yet is still far enough from the highway to maintain its solitude.  This piece of property will rise considerably in value when the next big real estate boom happens.
